Riverfront Residences Is The Former Rio Casa

Riverfront Residences is a new condo is situated in Hougang Avenue 7, former site of Rio Casa. Developed by Oxley Holdings, Lian Beng Group, KSH Holdings and Apricot Capital. In 25 May 2017, Oxley, together with its joint-venture partners (KSH Development Pte. Ltd., Lian Beng Group Ltd and Apricot Capital Pte. Ltd.), acquired a privatized HUDC estate, Rio Casa, at 350 Hougang Avenue 7 through a collective sale en bloc. The estate has a land area of 36,811 sqm With a gross plot ratio of 2.8, the Oxley consortium plans to obtain a fresh 99-year lease for the property and redevelop it into private residential blocks and villas with approximately 1,472 units being planned to cater to mass market demand. Riverfront Residences is expected to be launched in the second quarter of 2018.

The site was succesfully en-bloc by the developer in 25 May 2017 at $575 million. By adding the lease top, the total cost of the land is $783 million which translate $706 per square foot (psf) per Gross Floor Area (GFA). Marketing expense for the project is around $100 psf. Construction costs, including architecture design, is about $350 psf for a mass market condominum.

  • Administrative expenses: Staff costs, office rents etc
  • Sales and marketing expenses: Showflat building costs, commission for real estate agencies, advertising for the development, lawyer fees for conveyancing etc
  • Finance costs: interest expense paid to the finance institutions for financing the development.

30% of the base cost that cover the construction and other expences will be the profits. The sum of the costs give us a good estimate of launch price between $1,500 to $1,600.
